Cinco Ranch is one of Katy's largest master-planned communities, and it is not governed by a single association. That is the first thing to sort out before a fence estimate: which association covers your street decides who approves the fence and how.
Who governs fences here
Cinco Residential Property Association (CRPA, "Cinco I") says any exterior change, including a fence, needs Architectural Review Committee approval before construction. Its application goes by email or mail to the association office at 3022 Windemere Park Lane, phone 281-599-0408. CRPA also says that when a shared fence is replaced, each neighbor submits their own application. CRPA reports it spans Fort Bend and Harris counties and is not in the City of Katy.
Cinco Ranch Residential Association II (CRRA2) requires Design Review Committee approval before improvements, applied for through its residential portal. The published process gives the committee up to 30 business days and says there is no automatic approval if that deadline passes. It publishes a Guidelines for Residential Fencing document and lists the Lake House office at 281-394-7195.
Other sections may have separate associations. Check your closing documents or ask the office which one covers you.

What to plan for in Cinco Ranch
- Find your association first, then get its current fence guidelines. Association fence guidelines are usually published as PDFs that we could not open for this page, so we do not list heights, materials or colors. Get the current version from the association.
- Allow for a review of up to a month or more before you book installation.
- If the fence is shared, plan for two applications in CRPA.
- Lakes and greenbelt lots often draw stricter fence rules. Ask before you choose a material.

Cinco Ranch began in the mid-1980s on former ranch and rice-farm land and has grown into one of Katy's largest master-planned communities, with home styles from smaller homes to large estates, multiple lakes and a golf course.
