What drives the price on a Katy-area lot
Linear feet and height. Cost scales with footage. A six-foot fence uses meaningfully more material than a four-foot one, and some HOAs set the height for you. See the HOA guide.
Material and style. Pine, cedar, vinyl, aluminum, steel, composite and chain link all price differently, and style matters within a material: horizontal slats use more lumber than a standard picket, and board-on-board uses more than a single layer. See wood vs vinyl vs iron and cedar vs pine.
Posts and footings. Posts carry the fence. Post material, spacing, depth and concrete affect how long the fence stays straight in clay soil. See clay soil and fence posts. We set our own standard here: We set posts 2 feet deep and set them in concrete for a standard 6 ft wood fence.
Gates. Walk gates and drive gates need heavier posts and better hardware than a plain fence run, and gates are where cheap builds fail first. Automation adds power, controls and safety sensors.
Grade, obstacles and access. Slopes, drainage swales, trees, utilities, pool decks and tight side yards all add time. Easements and setbacks can move the fence line. See property lines and easements.
Removal and haul-off. Taking out an old fence takes labor and dump fees. See fence replacement cost.
HOA and permit requirements. Required caps, trim, stain colors and setbacks change the material list. Permit needs differ by jurisdiction. See permits by jurisdiction.
How to compare fence estimates
Put estimates side by side and ask every contractor the same questions. The lowest number is only a bargain if the fences match.
- What are the posts made of, how far apart, and how deep? Are they set in concrete?
- What are the boards or pickets: species, thickness, grade, and how are they fastened?
- Is cap and trim included? Is the good side facing out, and what does the HOA require?
- Which gate hardware and hinges are used? How are gates braced?
- Is removal and haul-off of the old fence included?
- Who applies for HOA approval or pulls a permit if one is needed?
- Can you see a certificate of insurance? 76 Fence West Houston is insured and maintains the licensing and insurance required for the work it performs in its service areas.
- What warranty is in writing? Every fence we install carries the manufacturer warranty on its materials. Ask for our written workmanship terms with your estimate.
Ways to control the cost
- Get your HOA guidelines first so the estimate matches what will be approved.
- Ask for two options: the standard build and a step up, so you can see what the upgrade buys.
- Decide gate locations before the estimate, not after.
- Keep the fence line clear and mark sprinkler heads and pool equipment.
- Share your survey. It avoids surprises at the property line.
